Space Planning

Every square metre counts -- let's make the most of it.

Space Planning

We transform your lofts, basements or unused spaces into functional and aesthetic areas: clever storage, bespoke partitions, openings to natural light. In Luxembourg, where the price per square metre is among the highest in Europe, every space counts. Our planning solutions let you gain additional rooms without moving.

Our process

1

Feasibility study

Technical analysis of the space to be converted: structure, ceiling height, access, existing services and regulatory constraints.

2

Bespoke design

Detailed layout plans optimising every corner, with material choices and natural lighting solutions.

3

Approval and quote

Presentation of the finalised project, adjustments based on your feedback, and delivery of the definitive quote.

4

Fit-out and finishing

Structural work if needed, insulation, partitioning, electrics, coverings and finishes.

5

Turnkey handover

Space ready to live in with all connections, finishes and site cleanup complete.

Materials and techniques

We use lightweight timber or metal-frame structures for partitioning, high-performance plasterboard (moisture-resistant for wet rooms, acoustic for bedrooms), Velux-type roof windows for natural light, and compact solid-wood or metal staircases for loft access.

Estimated timelines

A loft conversion takes an average of 4 to 6 weeks. A basement conversion requires 3 to 5 weeks. Creating partitions and storage in an existing space takes 1 to 3 weeks. These timescales include insulation, electrical work and finishing.

Frequently asked questions

Can you convert a loft with low ceiling height?

Yes, from 1.80 m ridge height. We use adapted techniques: low furniture, under-eaves storage and recessed lighting to maximise the sense of space.

Do I need a permit for a loft conversion in Luxembourg?

If the conversion does not alter the external appearance or the building structure, a permit is generally not required. However, adding roof windows or raising the roof does require municipal authorisation.

How do you properly insulate a converted loft?

We install internal insulation between and under the rafters (rock wool or wood fibre) with a continuous vapour barrier. Thickness ranges from 20 to 30 cm to meet Luxembourg performance requirements.

What budget should I plan for a loft conversion?

Allow between 800 and 1,500 EUR/sqm depending on the level of finish and the work required (wet room, staircase, roof windows). We provide a free, detailed quote after a technical visit.

Can you create a bathroom in the loft?

Yes, this is a frequent request. We handle water supply and drainage connections, waterproofing and ventilation. Under-slope solutions allow a shower, basin and WC to be fitted even with limited headroom.
